From Live-In Flip to Vacation Rental Success: What We Learned the Hard Way


If you had told me a few years ago that my wife and I would be running vacation rentals and helping other homeowners manage theirs, I probably wouldn't have believed you.


Like many real estate investors, our journey started with a simple goal: build wealth through real estate and create more financial freedom for our family. We spent years reading books, listening to podcasts, and learning from investors who were already doing what we hoped to do someday. Shows like the BiggerPockets podcast became part of our daily routine.

Eventually, we realized there comes a point when you have to stop researching and start taking action.



Our first investment was a live-in flip in Washington State. We purchased a duplex that needed significant updates, moved into one side, and rented out the other. It wasn't glamorous. There were projects every weekend, unexpected repairs, and plenty of learning opportunities. But it gave us firsthand experience with property ownership and helped us understand what it really takes to operate a successful rental property.


A few years later, we relocated to Tennessee and began exploring short-term rentals.

At the time, the idea sounded incredible. Create a great property, list it online, automate a few things, and watch bookings roll in. That's the version of vacation rental ownership that gets advertised everywhere.


The reality was a little different.


Our first vacation rental required countless hours of preparation before we ever welcomed a guest. We spent weekends painting walls, assembling furniture, shopping for essentials, hanging décor, and taking listing photos. We researched smart home technology, installed monitoring systems, set up keyless entry, connected thermostats, and created guest instructions.


By the time we launched the property, we felt like we had already worked a second full-time job.


Fortunately, the effort paid off. Guests loved the property, bookings started coming in, and we quickly saw the potential that short-term rentals could offer.


But that's when the next lesson arrived.


Vacation rentals are not passive investments.


I know that's a phrase you hear often, but it's difficult to fully appreciate until you're living it yourself.


Guests arrive at all hours. Cleaners occasionally need coordination. Wi-Fi devices decide to disconnect at the worst possible time. Lawn care schedules need management. Maintenance issues don't wait for convenient hours.

One of our most memorable experiences happened during a severe storm when a tree fell and damaged a guest's vehicle. Thankfully everyone was safe, but it was a reminder that property ownership often requires quick decision-making and problem-solving when you least expect it.


Over time, we realized that successful vacation rental ownership isn't just about having a beautiful property.

It's about systems.

It's about communication.

It's about attention to detail.

Most importantly, it's about creating an experience that guests remember for the right reasons.


As we continued operating our properties, we refined our processes. We learned how to improve guest communication, coordinate service providers more effectively, optimize listings, and use technology to streamline operations. Every challenge taught us something valuable.


What started as a single property eventually grew into a passion for helping other owners avoid some of the mistakes we made along the way.


That's ultimately why we started River & Ridge Hosting.

Those details matter more than most people realize.
